    you need to ask an attorney in your area — rent control differs from city to city and most of us have zero experience with it.

    If there is a lease involved and months still exist on that lease the tenants have every right to live out the terms of the lease unless you can buy them out. If the house is sold then the buyer must take the property subject to the lease.

    Again IF there are still months left on the lease.

    it all depends on the way of contract.
    for out of court settlement and for quick transaction, you need to get rid of the present tenants by paying the sum mutually agreed,

    You may not be able to get the property vacant. Look at the lease, talk to the city rent control office. There are protections. Usually when you sell property, it’s subject to existing tenancies, and you shouldn’t agree to getting them out, as this can be difficult, expensive and protracted. Don’t you have legal advice in doing this?
