Your best bet is to hire an appraiser who knows the situation and the local market. You’ll pay for that, of course, but you’ll have a professional, written opinion that you can use to dispute FEMA’s valuation if you need to. If the appraisal costs $200, and you get $10,000 more from FEMA, then I’d say it’s worth it.
You can also try using zillow.com, but their coverage is sometimes spotty in some areas.
Did you have an appraisal done when you purchased the home? The value of the land should be listed in the original appraisal. Or you might find the land value listed on your property tax bill as they usually list the land and home seperately.
County appraisal value often doesn’t reflect market value. Are there any land in the area up for sale or has sold recently? Figure out the per square foot price for those and multiply that by your land square footage. That will be your rough estimated land market value. If you are going to hire a broker, he can also give you a suggested listing price according to the area market.
I hope you have at least gutted your house and mowed the yard. There are too many rat-infested moldy houses just sitting around polluting the city for the ones of us who have stayed to rebuild. As for how much it is worth, any real estate agent can tell you that.
You should consult a realtor or appraiser. Since you are in New Orleans I would imagine there are many sales of vacant land or tear downs (houses that would be demolished and a new home would be built).
